Anglo homes are purely a property management, we have an extensive list of rented accommodation within the greater Manchester area. We know looking for a new home can be a traumatic and we aim to make the process as smooth and simple as possible.

Relocating:

If you are relocating to the area Anglo staff will be happy to advise you on the best areas suited to you.

Viewing:

To arrange a viewing of a property, simply contact our office by telephone or e-mail, we can either meet you at the property or you can meet at our office whichever is more convenient.

Deposit:

The deposit is equivalent to just over a calendar month’s rent. Half the deposit is required to reserve a property, and will be held in an appropriate scheme, you will receive your certificate within 21 days. The deposit is refundable on receipt of your final bills by cheque.

Rent:

Rent is due on the day you move in and on the same day of each month thereafter, for ease rent may be paid by any of the following methods: standing order, any major credit/debit cards or by cheque.

Lease fee:

A lease fee is equivalent to one weeks rent plus vat, this is a one off payment on moving in which covers our admin costs.

Tenancy:

The minimum let is for a period of 6 months.

References:

References are required from each tenant being: employers, previous landlords or alternatively, if the latter is difficult to provide a responsible person may act as guarantor on your behalf.

Bills:

The tenant will be responsible for all services supplied to the property including gas, electric, telephone, council tax and water rates. If you will be living on your own you will be entitled to a 25% discount on your council tax bill, if you are a student and hold an exemption certificate for the council tax then you will be required to provide us with a copy.

Inspection:

An inspection is carried out on the third month your tenancy, the purpose of this is to insure that the property is free of damp, and to asses the general condition of the property. You will be notified of further inspections.

Inventory:

A move in inspection is carried out prior to you moving in, this is to ensure that the property is clean, and all repairs and your requests have been carried out and that nothing has been over looked. Meter readings are taken at this point to alleviate any problems which may arise at a future date. You will be given photographic evidence of the condition of the property on moving in and will be asked to sign and return to the office, these will be held on your file.

Insurance:

You are responsible for your own possessions, Anglo accept no responsibility. In the event of a break-in the tenant is responsible for making good any damage caused to the landlord’s property.

Repairs:

Please notify this office promptly once a fault is identified, giving as much information as possible. Unless advised otherwise, we will carry out repair using our passkeys.

Furniture:

Furniture is optional in 90% of our properties. If you provide us with a list of furniture prior to moving in we will ensure your requirements are met

Moving out:

One month’s written notice is required once the initial term has expired. This is the law and cannot be altered, whatever the circumstances. You must write to our offices and we will confirm in writing, listing all the things you need to do, the final rent payment due and the time of our final inspection at the property.

Cleaning:

It is imperative that you leave your flat clean and tidy on your departure. At the time of the final inspection you will be notified if there are any areas which need special attention. You will be charged accordingly if we have to send contract cleaners in or carry out any repairs.
